Downtown Zoning Map
The City of Topeka completed re-zonings of Downtown on June 21st, 2022. The re-zonings included three Downtown Mixed-Use Zoning Districts and text amendments to the Topeka Municipal Code. The three zoning districts were implemented within the boundaries outlined in the Downtown Master Plan, with two of the districts being implemented for the first time. These districts generally allow for a wider variety of uses on a property and are as follows:
- D-1 Zoning District – Is a mixed-use district intended to facilitate a compatible mixed-use activity center within the core of Downtown.
- D-2 Zoning District – Is a mixed-use district intended for new and renovated moderate to high-density residential neighborhoods.
- D-3 Zoning District – Is a mixed-use district incorporating industrial uses with office, commercial, and residential uses.
Text amendment changes to TMC 18.60 Use Tables – Density/Dimensional Standards, 18.225 Special use requirements, 18.200 D Downtown Districts, and Downtown Topeka Urban Design Standards were approved by the City of Topeka Governing Body on January 18th, 2022. These changes ensured most existing uses were allowed within the proposed zoning districts as well as ensuring compatibility across Downtown Topeka. The changes that were made can be found below.
