About Us
Current Planning assists property owners, developers, business owners, and neighborhood groups by facilitating the land development and zoning process. Staff handles the review of rezoning and subdivision plat applications; commercial building site and landscape plans; residential building permits; Board of Zoning Appeals variances and appeals; and vacations of streets, alleys, and easements. Staff reviews these applications for consistency and conformance to the City of Topeka’s Zoning Regulations and Comprehensive Plan. A planner of the day is available to answer questions and inquiries on land development, zoning and subdivisions during business hours. Current Planning also arranges pre-application submittal meetings with all of the appropriate City of Topeka staff on matters of land development, zoning, and subdivision platting.
Pre-application meetings are generally held on Wednesdays and Thursdays and scheduled at least a week in advance.

Site Plan Review
Since 2002, the Topeka Municipal Code has included requirements for Site Plan review and approval in conjunction with Building Permit approval. The City is now requiring an early Site Plan Review application and preliminary approval prior to application for a building permit.
Surface Standards for Parking & Outdoor Storage Areas
Standards apply to property outside of public rights-of-way used for parking, loading, vehicular access, display of merchandise for sale, or storage of equipment and/or materials. Standards are to be implemented in the event of new construction of buildings, parking, circulation, loading, and storage areas and intensified use of same.
